Step 1: Consultation

Our Agents will conduct an initial strategy session to ascertain your needs and wants.  Our Agents will ask questions like: “Describe your ideal Florida home and situation”?  Beyond the basics of bed & baths, our Agents will get an understanding of the lifestyle you aspire to so they can recommend specific areas, communities and/or clubs that are a fit with your lifestyle goals.  Our Agent will explain the home buying process and review the current state of the market with you.

Step 2: Community & Club Overview (if applicable)

There are great homes for sales outside and inside of communities.  There are nearly 50,000 homeowner associations and over 1,400 golf courses and associated communities and clubs within the state of Florida.  If you are contemplating buying in one of these communities it is important to work with an Agent that has access, knowledge, experience and connections to provide you the proper information, insight and to coordinate community and club tours.  In some communities, the amenities are paid for in your annual tax bill and in others you have to join a Club to use the amenities.  The pool located behind the condo building may not be part of your condominium dues, you may have to join a Club to utilize that pool.  It is important to have knowledgeable and experienced Agents guiding you.

Step 3: Searching For Properties

This is a collaborative process with recommendations flowing in both directions.  It is fun and exciting for you, the Buyer, to identify properties online that an experienced Agent can ‘vet’ from either their personal knowledge of the home or previewing the home on your behalf.  If a view of the beach from your condominium is important an experienced agent will know when a specific condo’s view is really lakefront or because it is on the 2nd floor you will not see the sand.  Your Agent will leverage all of the latest technology to search for not only on-market homes listed on the MLS but also bring to your attention off-market opportunities known to our office and Agents.  We will also prospect for homes not on the market that fit your needs through direct mail, word of mouth and door knocking.

Step 4: Identifying & Due Diligence For Your Home

The home buying journey can range from as short as months to as long as 5 or more years for Buyers contemplating future relocation or second homes and span several communities and dozens of home showings.  Once that ideal home is identified, your Agent will provide you all of the information that you need to make the best decision possible including updated market information, history of the specific home, disclosure information and relevant community and club information.  Your Agent will develop a purchase strategy with you, explain the various contract options and outline the buying process.

Step 5: From Offer to Contract

Your Agent will review the contract in detail with you prior to submitting the offer to ensure all items important to you are included.  Your Agent will contact the listing Agent to build rapport and understand items that are important to the Seller or flexible with the Seller to ensure a ‘smart’ offer is submitted.  Your Agent will utilize market-based information to negotiate the best possible deal on your behalf using market based information to achieve your objectives.  Through multiple rounds of negotiation, your Agent will gain agreement on your behalf on price, down payment, financing, inspections & repairs.  The contract will be executed by all parties with a copy of the contract provided to your lender (if financing) and the title company along with any required deposits.

Step 6: Closing On Your Home

With a record high of nearly 20% of all real estate contracts not closing this has never been a more important step.  Your Agent will attend appraisals, inspections and if needed repair sessions.  Your Agent will coordinate any action items with the listing Agent and Sellers and communicate with your lender, financial planners, insurance agents and title company personnel as well as facilitating joining clubs if applicable.  Your Agent will review the final closing documents and answer any questions.  Your Agent will attend the final walk-through to ensure the property is in good condition and final repairs completed as well as attending the closing to answer any last minute questions and to ensure keys and other items are provided to you.

Step 7: Moving Into Your Home

Prior to your move, your Agent will assist you with the pertinent utility information as well as homestead information from the property appraiser’s office.  As local experts, should you need any assistance with moving, handy-work, renovations or decorating, your Agent has an extensive network of frequently used vendors.  Should you be joining one of the local Clubs, your Agent can facilitate club tours and the membership application process with the respective Clubs.  Consider your Agent a lifelong resource to assist you with every aspect of your home and living in or around Flagler County.
